Moderation Policy

E11even Unit Owners is a community for Tower 1 unit owners and buyers to stay informed, share verified information, and coordinate during the building's critical pre-opening and HOA transition period. The credibility of this platform depends entirely on the quality and accuracy of the content shared here.

These moderation standards apply to all forum posts, comments, document uploads, and community contributions. They are designed to protect members from legal risk and maintain the platform's value as a trustworthy information source.

Community Standards

Facts only, not speculation. Posts must be based on verifiable information: official communications from PMG or E11EVEN Partners, recorded documents, direct personal experience, or credible published sources. Do not post rumors, speculation, or unverified claims as if they were established facts. It is acceptable to ask questions or share that you've “heard” something — but clearly label it as unverified.

Cite your sources. When sharing information about building policies, amenity timelines, HOA developments, or legal matters, identify where the information comes from. Attach documents, screenshots, or links when possible. Other members deserve to evaluate your source, not just your conclusion.

No personal attacks. Criticism of developer policies, building management decisions, or HOA actions is appropriate and encouraged. Personal attacks on named individuals — including developer employees, building staff, or other community members — are not permitted. Debate the issue, not the person.

Constructive tone. This community exists to help owners navigate a complex situation. Posts should contribute to that goal. Venting frustration is understandable; sustained hostile or inflammatory behavior is not acceptable.

No commercial solicitation. This is not a marketplace. Do not post advertisements, promotional content, solicitations for business, or referral links. If you are a licensed professional (attorney, real estate agent, etc.) and wish to identify yourself as such in a helpful context, do so transparently — do not solicit.

Moderation Process

Content that violates these standards may be edited, hidden, or removed at the moderator's discretion. When content is removed or edited, the moderator will provide a brief explanation to the contributor.

Repeated or serious violations — including submission of false information, harassment, or fraudulent documents — will result in removal from the platform. There is no formal appeal process at this stage of the platform's development; the platform operator's decision is final.

Response Time

Moderation decisions are typically made within 24 hours of a report or flag. For urgent matters (harassment, defamatory content, or immediate legal concern), contact the platform operator directly: edematteis@informedmortgage.com

Why These Rules Exist

A platform that allows unverified claims, rumors, and personal attacks quickly loses credibility and exposes both contributors and the platform operator to legal risk. Defamation, tortious interference, and invasion of privacy are real legal exposures for an owner community that discusses ongoing developer relationships and financial matters.

These standards are not designed to limit legitimate criticism or suppress difficult truths. They are designed to keep that criticism accurate, documented, and legally defensible. The goal is a platform where owners can say hard things about difficult situations — with receipts.
